An owners' union is not a paper you sign at handover and then forget. It is the body that decides how your building is built, and how money is spent on its maintenance after you move in.
In a traditional purchase, your relationship with the developer ends when the unit is delivered, and disputes begin among residents over who pays for the elevator and who follows up on cleaning. The union turns this chaos into written rules: who decides, by what majority, and from which account payment is made.

Three things the union changes immediately
You do not need legal experience to understand the difference. The first meeting makes it clear that the decision is no longer in one party's hands:
- Budget: expense items are presented and approved before spending, not after.
- Specifications: changing the type of marble or pipes goes through a documented decision.
- Maintenance: a shared account and a known responsible party for every item.
- Disputes: a written voting mechanism instead of a WhatsApp group.
The union does not prevent disagreement — but it gives it a clear path that ends with a written decision.
What should you see in writing before signing?
Ask for the union regulations, the minutes of the last meeting, and the maintenance account statement if the building is occupied. These three documents reveal the seriousness of the management more than any presentation.
And if the project is under construction, ask for signed handover specifications, a phase schedule, and the method for announcing delays if they occur. A serious company answers these questions in writing.
