A specification sheet that says "high quality ceramic" says nothing. A specification sheet that says the brand, the size, the grade and the origin is a commitment you can hold on to.
Terms to look for
- Brand and grade for ceramics, porcelain and sanitary ware.
- Cable cross-sections and the type of distribution board.
- Plumbing pipe type and pressure rating.
- Paint system: number of coats and the putty type.
- Waterproofing type for bathrooms, kitchen and roof.
Then ask for physical samples on site. A sample you touched and approved in writing is the reference in any later dispute over an alternative item.
Any alternative item should be equal to or better than the approved one, and documented in an annex signed by both parties.
